ACCESSORY DWELLING UNITS

AN ACCESSORY DWELLING UNIT (ADU) IS A LEGAL RESIDENTIAL STRUCTURE ADDED TO A PROPERTY WITH AN EXISTING OR PLANNED HOME. 

This unit can be established through ground-up construction, converting or expanding a garage, adding to the primary residence, or repurposing part of the existing home.

Types Of Single Family ADUs

California State Law allows for the following types of Single Family ADUs:

Detached ADU

An independent structure separate from the main dwelling, resembling a house on a smaller scale. It includes full amenities, requiring its own utilities. Creating a dedicated area in the yard enhances separation and provides exclusive access. Larger options can yield higher rental income, making it an excellent space for extended family.

Attached ADU

A unit connected to the existing home or garage, sharing at least one wall with the primary structure. It makes use of the water and energy connections of the main house, features full amenities, and must have a separate entryway. Attached ADUs are cost-effective, ideal for smaller lots where space is limited.

Garage Conversion ADU

Converting an attached or detached garage into livable space maximizes your property’s potential. While limited to the garage’s footprint, this option is a cost-effective way to turn underutilized space into long-term equity.

Above Garage ADU

Building an ADU above a two-car garage adds habitable space and rental income potential. Although more expensive than a garage conversion, it utilizes space efficiently, keeping vehicles and storage underneath.

Interior Conversion ADU

Transforming existing interior spaces like attics or basements into fully integrated units with shared walls. They may require plumbing and ventilation for a separate kitchen and bath. These units commonly share utility services with the main dwelling.

Junior ADU (JADU)

A smaller version of a Single Family ADU, integrated into a single-family dwelling or accessory structure. JADUs share utility services with the main unit and are a common choice for ADU homes.

Types Of Multi-Family ADUs

Existing building elements don’t need to meet current codes for Multi-Family ADUs. Rental periods must exceed 30 days.

Detached ADU

Build two detached ADUs on the same multi-family lot with minimal setback requirements. Detached ADUs are not subject to Rent Stabilization Ordinances (RSO).

Attached ADU

Multi-family dwellings can convert non-livable interior spaces into ADUs, counting up to 25% of existing building units.

Over Carport ADU

Convert your building’s carport to create additional habitable units, potentially developing a revenue-generating residential complex.

Parking Conversion

For properties near public transit, convert existing parking garages to ADUs for valuable rental income. Compliance with mandatory soft-story requirements minimizes overall costs.
